7 Steps for Preparing Your Commercial Roof for Winter

1)  Inspect for Signs of Leaks & Seal as Needed - Stains, cracked bricks & mortar, etc.
  • CEILING
  • INTERIOR WALLS
  • EXTERIOR WALLS
  • CHIMNEY

2)  Inspect for Signs of Deterioration
  • ROOF DECK - Look for excessive movement and splits in expansion joints.
  • FASCIA/COPING - Look for deteriorated caulking of loose metalwork.

3)  Inspect Chimney - Any air or water leaks should be professionally assessed and sealed.

4)  Inspect, Clear & Clean
  • GUTTERS
  • DOWNSPOUTS
  • SCUPPERS
  • DRAINS

5)  Inspect Roof Surface - Remove all loose debris & unattached walk pads from the roof surface.
  • ROOF MEMBRANE - Check for tears or holes & have repaired asap. Colder temperatures cause the membrane to become harder, less flexible and more susceptible to damage.

6)  Inspect HVAC units  
  • DOORS - Secured & free of rust.
  • FLASHING - Tightly sealed
  • SUPPLY LINES - Free and clear.
  • DUCTWORK - Clean, clear & free of rust.
  • PIPES - Clear & free of leaks.
  • CONDENSATION LINES - Should drain effectively & be free of water.
  • CONDENSATION PAN  - Empty and dry pans for each unit.

7)  Inspect All Roof Penetrations - Check all for compromised flashings, deteriorated caulking, or caulking gaps.
  • EGRESS WINDOWS or SUN LIGHTS
  • PITCH POCKETS
  • VENT PIPES
  • PIPE BOOTS
  • METAL COPINGS - Paint any rusted metal & ensure coping joints are intact.
